What does a bond originator do?
A bond originator helps prepare and submit a home-loan application to participating finance providers, coordinates feedback and helps the applicant compare the resulting offers. The providers still make their own credit and pricing decisions.
Does using a bond originator guarantee approval?
No. Approval depends on the applicant, supporting evidence, affordability and credit assessment, provider policy and the property. An originator can improve process and comparison, but cannot guarantee an outcome.
Does a bond originator charge the buyer?
Many South African originators are remunerated by the finance provider after an approved loan is registered. Confirm the fee arrangement, participating providers and any separate service before signing or submitting information.
Can I apply directly to my own bank as well?
Application-routing rules can affect whether an originator can submit to a provider that already has an active application. Decide the route before duplicating submissions and ask how an existing direct application will be handled.
Is pre-approval the same as final approval?
No. Pre-approval or prequalification helps establish a planning range. Final approval can still depend on updated information, a signed sale agreement, the selected property, valuation and provider conditions.
